This is a 1053 square foot single story home without a basement. There are 3 bedrooms and 1 full bathroom.
The house is in good condition and there wasn’t anything better on the market at this price. I feel the buyer will be happy with their purchase.
There are a couple of unique qualities of this home and they are both related.
First: It has to do with the location. Squires Circle is a quiet location, close to open space with very little traffic. The house is raised up from the street so there is a flight of stairs leading up to the front door. This can be inconvenient when you are unloading several bags of groceries from your car or forgot your cell phone on the kitchen counter.
Second: It is built into the hillside, which gives the backyard a very private feeling. The hill leads up to the parking lot of a church which is not visible from the yard or house.
Note that the listing went under contract the day after it was listed. It has been shown time and time again that a seller will maximize their position if they let the house be shown for at least a few days prior to going under contract. Unless a buyer is paying significantly above asking price there is not usually a reason to cut the listing period short. Perhaps the seller valued a speedy contract over sales price. We will never know if a couple more days on the market would have brought competing buyers. And competing buyers typically equate to a higher sales price.
