385 27th Street is a 792 square foot ranch house
located in the Highland Park subdivision of the Martin Acres Neighborhood. It
has 2 bedrooms, 1 bathroom and a detached 1-car garage.

This property hit the market on 10/30/2016 for $492,500,
went under contract on 10/31/2016, came back on the market on 11/15/2016,
lowered the price on 11/16/2016 to $479,000, went under contract for the second
time on 11/23/2016 and sold on 01/05/2017 for $465,600.

This is a great little house. It has vaulted ceilings in the
living room with windows that let a healthy amount of natural light through.
The use of space is good. Not much you can do with 800 square feet but I think
this makes a comfortable home.

The property is located on the west side of 27th
Street so the back yard looks out to 27th Way which is a heavily
trafficked street connecting Baseline to Broadway. This does, however, provide
somewhat of a more ‘open’ feeling when standing in the backyard.

Pricing was not simple on this property. There were no other
sales in 2016 of houses in the neighborhood with less than 1,000 square feet.
For smaller house sales we need to go back to 2015. Then, to complicate it
more, we need to factor in for the very unique location backing to 27th
Way. All in all I’d say they did well. Boulder houses for under $500,000 are
